The Four Districts to Check in Auburn
I get this question from almost every buyer who is moving to Auburn. The answer surprises people. Auburn is one city, but three school districts reach inside its limits, and a fourth borders it near Lakeland Hills.
| District | Where it shows up | Grades | How to check an address |
|---|---|---|---|
| Auburn School District | Most of Auburn, plus Algona, Pacific, and a small part of Kent | K-12 | District attendance area maps |
| Federal Way Public Schools | Portions of Auburn, mostly near the Federal Way side | K-12 | District school boundary information page |
| Kent School District | Portions of Auburn on the Kent side | K-12 | District School Boundaries Map |
| Dieringer School District | Borders Auburn near Lakeland Hills, on the Pierce County side. Confirm the address. | Preschool to 8th grade | Call the district |
Sources: each district’s own website (Federal Way Public Schools district profile; Kent School District; Auburn School District attendance areas; Dieringer School District “About Our District”), checked October 25, 2026.

The Auburn School District is the big one. The district lists four high schools: Auburn, Auburn Mountainview, Auburn Riverside, and West Auburn. Federal Way Public Schools says its service area includes portions of Auburn. Kent School District’s area also reaches into parts of Auburn. Dieringer is small. It wraps around the northern two-thirds of Lake Tapps, its northern boundary is the city of Auburn, and it only goes through 8th grade. Near Lakeland Hills, confirm which side of the line an address is on.
Why the City Line and the School Line Don’t Match
School district lines are much older than many of Auburn’s newer neighborhoods. As Auburn grew, it took in land that was already inside other districts. The district did not change just because the city did.
Auburn also crosses a county line. Part of the city is in King County and part is in Pierce County. That is why the Lakeland Hills area can have homes in two districts. My Lakeland Hills guide covers that neighborhood in more detail.
Here is the trap I see most. A buyer assumes the district from the city name, the ZIP code, or the school a neighbor’s kids attend. None of those settle it. Even the school field on a listing is typed in by a person, and people make mistakes. Inside a district, attendance areas can also change. Check the date on any map you open.
How to Confirm the District for Any Address
This takes about five minutes, and it is worth doing before you make an offer, not after.
Step 1: Look up the parcel. For a King County address, open the King County Parcel Viewer, search the address, and open the “Districts and Development Conditions” report. It lists the districts tied to that parcel. For a Pierce County address, use Pierce County’s parcel records or call the district.
Step 2: Check the district’s own map. Use the Auburn School District attendance area maps, the Federal Way Public Schools boundary page, or the Kent School District boundaries map. These show which school inside the district serves the address.
Step 3: Call to confirm. If the address sits near a line, or a school matters a lot to you, call the district’s enrollment or transportation office. Ask which schools serve that exact address.
If you are already under contract, do this during your due diligence period. That is when you can still act on what you learn.
What Auburn’s Market Looks Like Right Now
Schools are one part of the move. Price is the other. Auburn has been the steadiest of my seven cities this fall.
Auburn’s 12-month median single-family price is $650,000, up 1.7% from the year before. That is the only gain among my seven cities. Homes that sold in September went in a median of 14 days, and sellers got 97.6% of their original asking price. There were 286 single-family homes for sale, about 3.9 months of supply. The condo median is $379,600 over 12 months, down 9.3%.
In the last four weeks, 64 Auburn single-family homes sold. About 28% sold over list price, and about 56% included seller concessions. That is a four-week count, so read it as direction. Well-priced homes still move, but many buyers are getting help with costs.
For more on the city, see my Living in Auburn guide and Is Auburn a good place to buy? If you are also looking south and west, my Auburn vs. Federal Way comparison lays the two cities side by side. Shopping in Kent too? The same district question comes up there. See Kent school boundaries.
Frequently Asked Questions
Is all of Auburn, WA in the Auburn School District?
No. Most of the city is, but Federal Way Public Schools and Kent School District each serve parts of Auburn, and the Dieringer School District borders Auburn near Lakeland Hills, so check addresses there.
How do I find out which school district an Auburn address is in?
Search the address in the King County Parcel Viewer and open the Districts and Development Conditions report. Then check the district’s own boundary map and call the district to confirm.
Does my ZIP code tell me my school district?
No. ZIP codes are set for mail delivery, not school lines. Two homes with the same Auburn ZIP code can be in different districts.
Where do Dieringer students go after 8th grade?
Dieringer serves preschool through 8th grade. Ask the district directly which high school serves your address, since it is outside the district.
