Sammamish is a plateau city east of Lake Sammamish, known for larger lots, newer construction, and a mostly residential feel. Single-family homes make up the large majority of sales here, so most searches start with houses.
Buyers should expect a premium market where price swings widely by neighborhood, lot, and view, so compare within a neighborhood rather than city-wide. Sellers do best when the home is priced against true nearby comparables, since the gap between a plateau interior home and a lake-view or golf-course property is large.

Sammamish is a collection of distinct communities, and these are the ones I have written local guides for.
Sahalee
Sahalee is a gated community of custom-built homes, most from the late 1990s and 2000s, set around a championship golf course with old-growth fir and cedar. It sits at the higher end of the Sammamish market and draws a smaller pool of buyers.
Aldarra
Aldarra is a planned neighborhood built mostly in the 2000s, with homes of about 3,000 to 5,000 square feet on lots of about 10,000 to 15,000 square feet. Trails run through shared open space, and homes backing onto that open space tend to command a premium.
East Lake Sammamish Parkway
This lakeside corridor is quieter and more private than the plateau interior, with hillside homes, larger lots, and access to the East Lake Sammamish Trail. Prices span a wide range, and confirmed unobstructed lake views make a big difference in value.
Pine Lake
The neighborhood wraps around a 170-acre lake with public access at Pine Lake Park, where there is a swimming beach, boat launches, picnic areas and trailheads. The lake perimeter trail is the neighborhood’s main social corridor.
Klahanie
A planned community built mostly from the late 1980s to the mid-1990s, run by the Klahanie Community Association with its own parks, paved trails, tennis courts and pools. Single-family homes typically run about 1,800 to 3,200 square feet on smaller lots, with townhomes of about 1,200 to 1,800 square feet. Klahanie sits on a school district line, so your address decides whether children attend Issaquah or Bellevue schools.
Trossachs
An established family community on the southwest corner of the plateau, built mostly in the 1990s and early 2000s, with trail access to Pine Lake Park from neighborhood roads. Homes skew toward move-up buyers, typically about 2,400 to 3,800 square feet, with most landing between 2,800 and 3,200.
Tally Ho and Inglewood Hill
These neighborhoods feed into the Lake Washington School District rather than the Issaquah School District, so school assignment differs from much of the plateau. Check the boundary for any specific address before you make an offer.
Plateau Communities
The broader plateau communities include established and newer areas without lake views or a golf course, with prices ranging from the mid-$800s to over $1.5M depending on construction era and lot size. School districts split across the plateau in ways that are not always intuitive.
Getting around Sammamish
Sammamish has no rail service, so most households rely on cars. From the plateau, NE 8th Street is the main route toward I-90, and Redmond-Fall City Road leads toward Redmond and SR-520. Peak morning drives run about 15 to 28 minutes to Microsoft in Redmond, about 22 to 38 minutes to Bellevue, and about 35 to 58 minutes to downtown Seattle depending on where you start on the plateau. Traffic on the main corridors has grown along with the city, so test the drive at your own commute time before you commit to a neighborhood.
Schools
Parts of Sammamish are served by the Issaquah School District and parts by the Lake Washington School District. On the Issaquah side, many plateau addresses feed into schools such as Sunny Hills Elementary, Pine Lake Middle, and Skyline High, while the Lake Washington side includes schools such as Alcott Elementary, Inglewood Middle, and Eastlake High. Boundaries are not always intuitive, so verify the assigned schools for any specific address directly with the district rather than relying on a map or a neighborhood description.
